What SDLT rates do you use?
The 2026 additional-property bands — 5% to £250k, 10% to £925k, 15% to £1.5M, 17% above — straight from HMRC. We support individual vs. company buyers and higher-rate taxpayer flags on Flip strategies for CGT.
Where do refurb costs come from?
ONS regional labour rates for Q1 2026, across all 10 NUTS1 regions and 5 trades (general builder, electrician, plumber, plasterer, decorator). We weight per-trade allocation by BCIS / RICS standards for five refurb tiers — cosmetic, light, medium, heavy, HMO conversion.
Why six strategies, and what's MIN VIABLE?
Buy-to-Let, BRRRR, HMO, Flip, R2SA and Purchase Lease Option cover the great majority of UK private-investor strategies. Each one has a 'MIN VIABLE' threshold from the spec — BTL ≥ 6% gross yield, HMO ≥ 9%, Flip ≥ 15% net profit, R2SA must beat BTL by 20% — so you instantly see which deals are worth a phone call and which aren't.
Will I be locked in?
